Once they moved in I got complaint  after complaint first they said the ac wasn’t getting cold I went showed them how to use the thermostat and had the tenent put his hand by the vents.

I have identified properties for a cash deal, but have gotten "cold feet".

People normally get into skip tracing if they want to do cold calls instead of direct mail or if they are having a hard time reaching the owner with mailers. 

There are laws in place for some state that prevent evictions or delay them until after teh cold months have passed.

The cold temperatures can result in really high heating bills, especially if the windows are old, furnace is old and little insulation.

I just don’t want her left out in the cold. 

They send out a mailer, cold call, or knock on a few doors and since a deal doesn't fall in their lap they give up.
