I won't, however, base my assumptions on 6% EV as some brokers and even sponsors do.incremental rent growth after the property is stable is 2%I think we can safely assume a 3% growth rate going forward due to high demand and low supply (depends on your area).

I then look at the cash on cash return because I think it is a more solid number and more accurate to calculate than an IRR or something more complex with assumptions such as appreciation, etc.
