Hi Dar, ask for minutes for the past 12 months from the management/board and request the last fire inspection report.

The numbers are pretty accurate across the board, but no skip tracer will be 100% perfect.

Do they need to be registered with a local real estate board? 

Plus with an HOA you will likely have retired board members who have nothing better to do but make sure everyone is complying with their rules.

But much like the relationships of the people living in a house hold this is very difficult to enforce across the board but the law is technically the law. 

Another thread brought my attention to this one and several have mentioned the fact that those praising guru courses and materials always seem to fade into the darkness, whereas in comparison, those you got educated from mentors and other active investors are still around on this board talking about previous deals COMPLETED.I know James Vermillion is one of many of them.So for all the people (who already posted in this thread) who stated they felt this program was a great resource, how about sharing those success stories now!

If you're referring to board and cares, a little different than an alf, I think this is an awesome idea!!!
