Hey guys,Thank you very much for all your help, I've been on the Vacation Rental bandwagon and almost made this rental a VR as well but decided that I wasn't ready to handle even more stress (and VRs are stressfull!).

For all of my clients that own VR's, they all use a PM and have zero issues.

After that, tiny is fine for a vacation rental, there are plenty of couples who travel who would like the privacy and convenience of a VR vs a hotel. 

My VR's In G-Burg and the Emerald Coast have bounced back strongly, we really just had a dip in March and April (and some of May in FL due to the STR ban we had).

I'm not a CPA, but you can most certainly stay at you're VR and keep it classified as an investment rather than a second home.

I have seen that even with optimized VR websites the OTAs will still rank higher, but it is good to be in the ballgame with them there. 

We stayed in a VR where they gave us a code to punch in to unlock the door, and that was very convenient.  

LOL  Ping pong... a couple of the guys in my office have a bit of a rivalry going on:when I had my real estate brokerages the agents were more interested in sneaking porn.. my system was forever infected LOL
