Good suggestion by @Drew Sygit to consider section 8 tenants for possible cashflow and lower vacancy. 

I have thought about Fundrise (medium success when I invested there), Crowdstreet (I have not invested there but might consider), farmtoghether (20k invested there already) and groundfloor (bad experience so not looking to invest there).Any advice will be appreciated.There is no greater wealth than peace of mind - Buddha - If it's just a redeployment of capital issue into a different market, I would suggest either syndication, or (this is going to sound crazy) into cattle.

I'm just suggesting you be well informed:I loved reading Robert Kiyosaki's "Rich Dad Poor Dad"... it was extremely informative and eye opening... albeit told in a bit of a crazy way.  

I'd also suggest self-managing your first property to maximize cash flow and learn by doing for any future investments.

I think Collin is being a little tongue in cheek with the Boone's Farm comment.I work with a local, large wine store, wait for their semi-annual sales when they compound discounts and buy 2 cases of each (white & red) for the largest discount.Basically I'm setting out wine that retails for $11-12-13 that I have paid $7-8 a bottle.  

An uncontested foreclosure is often the best way to resolve issues with subordinate lien holders though I've also contacted some and explained they were about to be named in a foreclosure and suggested that could be avoided if they just released the property from their judgment/lien.

I'm open to suggestions and thoughts.

This is not unusual in the retail real estate agent world. 

“A” quality runs $25 to $32 per board foot retail.  

They started with 2 properties and are now at 15+...I would suggest you staet with a great property manager and go from there.
