Maybe it’s because they’re mostly nurses and cab drivers...they don’t have the typical retail jobs that other investors thought that they would have.

Just as an aside, on an FHA loan, schooling counts as job history IF it's job specific: you're going to nursing school, and you're graduating in two months and have a job offer.
