The nurses, gardeners, clerks, artists and teachers you claim are losers, living paycheck-to-paycheck, not saving - pay your rent and so help you acquire the wealth you are achieving now as an investor.

In your area, think through the parts of town where people have stable jobs (think post office, nurse, police officer, teacher, etc).

Maybe it’s because they’re mostly nurses and cab drivers...they don’t have the typical retail jobs that other investors thought that they would have. 

Just as an aside, on an FHA loan, schooling counts as job history IF it's job specific: you're going to nursing school, and you're graduating in two months and have a job offer.

Government Jobs are big in the area, such as Teacher, nurses, police, correctional officers  etc.. also there is a lot of people working in agriculture which is also very big here.

Has anyone used the services of, Furnished Finder or Traveling Nurses as a resource? 

One nurse aide still working but her drain is backed up and former owner never fixed but she promises that she doesn't flush wipes.
