Mastermind groups, REI groups; etc . 

i not sure if i'm allowed to say this on here but i am a part of a mastermind with @David Greene and we are all about setting goals and using a domino system and a gps 1:3:5 system to achieve them.

@Jean Mario The best way to find cash buyers is networking at local REI meetups, masterminds, Facebook groups etc,Also Realtors, title companies and closing attorneys, property management companies, auctions, Craigslist. 

Join a mastermind group ( or start one)- find others in your shoes, at school or on this site.

They also have weekly mastermind calls available to listen to on their YouTube channel.

I.e. if there isn't enough equity in the property for the wholesale deal to make sense, you can list the property for sale and collect commission that way.I mastermind with a lot of new and experienced agents with an investor mindset.

That being the case, we attract buy and hold investors to our meetings as well.A friend of mine is a buy and hold investor who, like us, is looking to purchase multi family for cash flow and we’re working together to develop a mastermind.
