@Sean O'Brien I grew up in Crown Point and only moved to Austin for work in 2014.

Look at a lot of remodels intown areas and they are using simple 1x6 for baseboards and windown trimwith no crown molding.  

I would suggest Fountain Square, Mapleton Fall Creek, Crown Hill, Irvington, Community Heights, Garfield Park.

Ceiling paint on 1st floor, install dishwasher, new front door, clean carpet, an fix crown molding at kitchen cabinets.
