Hi Brian, I have Obie in my properties now, although I've never filed a claim with them so far, they are the better rates I can find, ask for their tenant liability coverage, I paid an extra 107 dollars a year and they cover up to 100k if a tenant severely damage your property. 

I think the cycle is now back to door knocking, direct mail, and bandit signs.

I have three properties in AR now, and as of about four months ago, two of them were vacant despite having two-year contracts on the properties.

You missed an important item: Depending on how a person does #1 or #2, it could get them: A fast-pass to the "Principles Office" for "bullying" and now there sitting in "detention".... 

Seasoning for conventional loans is 12 months, but DSCR is really competitive right now and YMMV on seasoning for those.
