@Ken Nyczaj to save you some further headaches and quickly identify your water leak source, I'd suggest having your builder, or you, get a simple water pump and 50-100 ft garden hose (link: WATER PUMP) which will pull the standing water out of the area, and put a carpet fan (link: LIGHT DUTY or HEAVY DUTY) down there for a few days to dry everything out (especially your wood framing and the insulation) to prevent any further/potential mold growth.

A few thoughts in the back of my mind:Estoppel agreement - need this anyway, but in this case I could clarify any special handshake deals with the last owner and this resident manager.Relieve couple of any management duties like leases, walk-throughs, etc. as I can handle that now.At lease-renewal, make lawn care specifically part of this tenant's lease (and mark rent appropriately lower).Please let me know if I'm close to the mark or far off :)

I have multiple tenants that pay Bi-monthly(it's written into the lease) and I have to send the occasional Pay or Quit notice, but as of right now, I collect 100% rent owed to me, and I haven't had to turnover a property due to lack of payment since one of my first inherited tenants failed to pay.There will always be bad tenants, and there will always be fantastic tenants, but most of us will find, OK tenants, and it's my belief that it's your duty as a property owner to try and work with OK tenants.
