There is simply not enough room on that card to explain who you are, show you are legit, show what deals you have done, how it works, answer their concerns.Everyone simply sees DMM completely wrong and again it is just because some company into printing mailers spread the word this crap works.Tell me, how do you figure sending mailers 4 times works?

You should be outworking your competition to steal marketshare and make people want to return and spread word of mouth. 

Now if you do it long enough, that will happen, but you want to avoid that by having enough spread to cover the downside risks.As J stated, a 15% of ARV profit is a good minimum to go off of and anything above that will be your gravy.

I do not spread 50 application form on a table or counter. 

Just keeping a promise I made to the Almighty in 2007 when I said,  "Please Please Please get me out of this one deal and I promise I'll spread the gospel of low debt forever more" :)   

They get the money you wanted to get to them from the lease between you and them, and you make your cash flow/profit from the spread between the two leases. 

Unfortunately I cant spread that on BP. )But that's just one instance, I know I might of teased you a little but that wasn't the real issue.

or cash.. and scoop the deals when and if that time comes around again. but I think its fair to say 08 to 2012 was a very unique set of circumstances and other than a one horse town or one mill town or one main manufacturing town.. were the mill or plant closes and real estate tumbles.. we just never saw such a wide spread loss of values.. 

The mortgage is only in one of the partners names because based on credit scores it made the most sense plus we knew we could spread the number of properties we could hold by keeping them separate.
