This is way too speculative, macro, and big-picture for me to make any money on.

I would also ask if you have any prior experience in investing such as the stock market or not since the mentality of investing rather than speculating is one that is easy to explain but hard to put into practice.

Keep in mind you'll be speculating that the area you buy in will grow substantially. 

If you get it great but must make the numbers work with cash flow otherwise your not an investor, rather a speculator. 

Those that sat on the sideline missed tremendous gains.When the market is hot, the most important thing is not to speculate. 

Any speculation as to the the RE prices and rental market in Miami for 2022.

The posting investor mentioned the part of town for the second property as undesirable and your comments on appreciation speculation based on the reality of the area is important to consider.  

In other words, you are speculating, hoping the price and rents go up.  

If you're concerned that you won't be able to find a deal later down the road: I wouldn't let speculation drive a decision beyond your risk appetite.

This is what happened in 2008, when the banks flooded the market with the excess inventory that had been built the years leading up to - many vacant and speculative in nature.
