Recently purchased a house as owner occupant and I have a renter lined up for when I move out after the 1 year mark.Thinking of bringing them in sooner as a roommate and then doing a formal lease once I move out.Has anyone done a formal lease agreement for a roommate?

I think you shouldn't have to put much work into converting the place for college roommates/a family, seems like a pretty straightforward transition. 

@Douglas Spence yeah i have a roommate for the other bedroom.

PG County you can not, though you can still have roommates in PG if you stay under the occupancy limits.

I struggled to get out of bed, go to class, or even speak to my roommates.  

Maybe they have enough roommates they’d rather pay that higher rent than move. 

The roommate dynamics can turn in a hurry if they are on top of each other all the time. 

If I were in your shoes, I would try to house hack with a duplex or a larger home that had at lease three bedrooms to rent those out to roommates or AirBNB. 

I had a tenant bring in a roommate, then moved out after their lease ended.

Would anyone be willing to share any template/resources for verbiage in adding room mate addendums to current leases?
