Just like any of the investment strategies here in BP, they need to evovle as the market and housing landscape evovles.

I have a feeling my entire local market is going to be the same outlook to make their over value seem reasonable to themselves..Do you or they, control the future?

What market are you in? 

Lots of old houses valuing over 500k and up to 1M (local house price in my market is 167k).

If you are buying a home to live in - I would suggest finding a good realtor in your market.

We did this because initially we were just going to build/sell, but I would rather hold on to it.

I would add that SFH airbnb market here is saturated BUT I believe there is still a robust market for larger homes for family gatherings and events.

Also, we're not getting anywhere near market rent for the home since its only half the home being rented, however we do feel that we're getting what similar efficiencies are getting in the neighborhood.   

I, too, am in Tampa and I've been a lender/banker and a Real Estate investor in the market since 1996.
