I've lived at the beach in Newport Beach, CA for 24 years as a renter, the last 12 or so waiting/hoping for CA to come down into my league like it was in 2000-2004, but obviously that hasn't panned out : ').

Areas like Clear Lake, Webster, League City, Friendswood are my current area of focus due to reasonable price to rent ratios and good school districts.My target property is a 3/3/2 home in the B/B+ range, with rent in the $1500-1600 range.
