Building components:Most SPF lumber comes from Canada.Most of our copper for wiring comes from Mexico.Most of our metal fixtures come from China.Tariffs and economic wars.

We are currently building many investment Single Family Homes on independent lots that focus on maximizing rent.

It makes sense for your new build but you'll have leverage something (fixed rate) to get out of that loan. 

The biggest question I would ask is how well they know the area such as neighborhoods and do they have connections to building a CORE 4 such as great contractors, property managers, attorneys, etc

There is a pretty decently sized parking lot literally less than 100 feet from that house.I am assuming it is part of the college and it is pretty far from the buildings so maybe you could get them to allow you to use it for wedding parking.
