I HIGHLY recommend you have a conversation with an attorney. 

The good news is that it will still serve as a house hack when we move, as there are multiple units on the property.Our concern is that it is in a high fire prone area.

The Real Estate Guys do a great newsletter with lots of high-level information about the economy and how it impacts real estate.  

Take pics of all the junk (I mean high class heirlooms, which is what you'll say in the ad) and put it on craigslist asking for offers.

Now, it took me many years and a lot of real estate trading to get to this place with my bank, but that is why I highly recommend that RE investors work hard and finding and nurturing a local banking relationship.

It can eat into your cash flow, but if you're earning high income from your W-2 job (I assume you are if you're buying in all cash), it makes more sense to use your time making more income versus managing maintenance requests as you scale. 

From there, adding discipline will get you to where you want.Instead what you're doing is advertising you have money, no knowledge and are going to have the average BP RE agent(bottom of the barrel quality) come here to promote their services with no regard. 

However the key is making sure the numbers pencil out so that, at minimum, even in the worst case, you can pay back that heloc because interest on that is going to be very high.

Or we've also been exploring moving to a district with a better high school for the kids in a few years and turning the current place into a rental.
