Don't mean to sound too harsh but picking your own tenant that you know will qualify when properly screening will help you sleep at night when the first of the month rolls around.

Also, maybe a bit more harsh a view on IRR/CoC, is that I find them to be useless if you can't project your revenue or expenses accurately.
