I went to a meetup recently where the presenter, lets call him guru, was talking about how he has a team in place in Detroit and flys out there frequently to make sure everyone is doing their job.  

We tell new people all the time to try to hook-up with more experienced folks, and learn from them, and so it's strange to me to hear that frequent posters would also lack the common business courtesy of a response, even if just to say no thanks.

One of the frequent money cases that people share with me is one spouse wants to invest to get out of the rat race but the other spouse is unwilling to do so because their family grew up with little money.

These 2 tenant bases will have different characteristics, expectations as far as amenities, etc. 

Is this something everyone comes across quite frequently and i just have to accept the fact that a majority of the people out there will most-likely not show up at all or am i just running into some bad luck during my first go-around?

I frequently must send people to buyers agents with my own listings.  

Same story for the cap rate, this varies market-to-market and depends wholly on the building characteristics and credit of the tenant.

Once in, communicating frequently on the progress, ensuring they understand what's happening along the way, helping them with administrative things that might come up all will lead to building that long term trusting relationship. 

We have set a 5 year goal of purchasing a beach condo in a resort that we frequent on vacation every year.
