The state law makers have to clarify on this as the way it is today is unclear and adding an ADU can make your existing unit rent controlled.

If you are a control person, this can be a challenge but I have learned to let go over day to day issues that come up that I would do differently.Handypersons are a tough one.

All up, I don't think it really compares to the US market in this regard though....I'm thinking of the 'Success Story Spotlight' from today (May 4th), where someone bought a triplex with good rental returns for 14K!!

Those short-term loans can definitely create a lot of uncertainty in today’s market, especially with rising interest rates.

Places like San Antonio might present more favorable cap rates, from what I read in Forbes recently.Refinancing could free up equity if today’s loan terms are more attrative, though that depends on current interest rates and the property’s updated value.

Not as big of an impact today, but I can see Trump reinstating the full bonus depreciation idea and making it retroactive. 

However, I would really like to be educated about the opportunity to do this, but possibly in other close neighboring cities.  2) If short-term rentals aren't a possibility, would like to invest in single or multi-family for long-term rentals.  

I don't think the fact that prices have gone up 5 years in a row is a good clean indicator that they will continue to do so, if it cashflows today and I can hold it for 20 years inflation should do most of the heavy lifting for me. 

In an ideal world, we'd look to get both, but with today's higher interest rates and rising home values, it seems harder for deals to cash flow.
