You need to be keenly aware of market rents in your area and how that corelates to the income of the tenants.  

I've tried to get a LOC on them, but the banks I went to weren't too keen on giving me a LOC on any of them. 

This requires hands on work at the property and keen observation.

There are always deals out there for the keen observer, though.
