Also, listen to podcasts and when a guest mentions a book that inspired them, go buy it (I buy on Audible so I can listen while I walk my dog or drive). 

I'm walking with a contractor today to get a rehab ballpark estimate before making a formal offer, but want to be prepared for the next step should my offer be accepted.

When walking a property, what are the 3 most important things to look for?

I wanted to post this as I see many people do all the DD in the world and sometimes too much DD (I love it when the BPO comes back at $140k not $180k but loan balance is $50k and they want to fade/walk away) - but they miss the most important component which is this loan sale agreement.

We bought the house because it has a finished walk out basement that we converted into a separate apartment that is furnished and rented as an MTR. 

Everyone will walk away feeling OK if you amend the original agreement.
