Give them five days to cure the problem (like how stone do you need to be that you leave your bong on the stairs?!! 

Then adding the inability to deal with locally, nearly cements extra expenses coming to managing the problems associated with this class of renters and those locations.I know both the companies involved specialize in OOS investors.

No sewage hook up and no stairs to get into the trailer.

It took me a day to complete the repairs and I was laying cement board and tiling the next day.Chalk it up to a lesson leaned in my opinion.

Im only pointing out the possibilities with site unseen. here is an example, go to Hubzu and look at the house in Kewaskum WI 168 Washington Ave, you would never know, its gutted to the studs, and everything is infested with mold. or I have seen basements with water to the top of th basement stairs, froze solid, and they look fine through the windows.

Cementing that they are indeed motivated.

I’m told using laminate on the stairs is difficult/costly.  

It is one of the large plastic ones that slide down over a 4 x 4 cemented in the ground.

And walk up the stairs.

I'm leaning towards flip and rehab/refurb since my experience is based on over 20 years as a finish trim contractor with a focus on stair and stair railing.
