With all things, tenant screening is huge!

How do you screen for things like this?

You mentioned a couple times that you had "feelings" of some sort about these people- reacting to your feelings when screening tenants is a good way to get caught up in a fair housing case.

Is there anything that should be done from a screening standpoint for these existing tenants? 

You found a new tenant immediately, so there's no financial loss to you except for the time spent marketing, screening, etc. 

I think no one should invest with anyone who doesn't put 20-30% of the capital in themselves as a step 1 screening.

This will give you guidelines during your selection process, so you do not discriminate and screen tenants appropriately. 

It is not bad to bring in new blood to a podcast, while I have not listened to the podcast in years,just looking at the profiles of the old and new it appears the new host has a lot more experience than prior hosts.
