Like @Tyler Tapley mentioned turnkey can be risky, it's a marketing term nowadays so I would definitely dig deeper into who it is you're investing with and what type of areas they will put you in, I would go as far to say go out and visit them before investing so you can get a better feel of who they are, where it is they invest and the types of renovations they do. 

From your advice I want to delay going into a REIT.1031 --> DST --> REIT Once I'm in a REIT I can no longer transfer w/o paying taxes.1031 --> DST --> DST2 --> DST3......

I can only produce about 2  houses a month and out of 90 so far I have only had to hold 5 or so past C of O they all got sold either pre sale or right before we finished..

@Charmaine Alard why don't you start with comparing the rent you charged your friend vs the rent you could have charged according to Zillow Rent Estimate or Rent-O-Meter.THEN compare that to what a PMC would cost.

I used these sites to find properties for sale, current rents, as and look over previously sold properties.Step 5 (leads): Immediately I realized that going about finding a deal through Zillow was nearly impossible and that brokers are not incredibly willing to spend time handing off deals to a newbie.
