They've partnered with BiggerPockets and have built a strong reputation for making self-management seamless, especially for hosts managing a handful of properties like yours.Hospitable is known for its ease of use, automated messaging (a lifesaver for responding to guests!)

Also, what a lot of flippers don't realize is that their reputation will follow them.

Maybe sign your own lease (from Wisconsin Legal Blank, store in Milwaukee or order online) but keep it MTM.Also, a little brokerage 101: when you ask for something in an offer, always make sure it is specific, with a deadline and includes consequences.

In retrospect, some yellow flags found by the property manager during the tenant screening are now bright red flashing sirens, but the tenant showed decent credit, had a positive previous landlord reference, wrote a charming cover letter in his application, and applied through the referral of a reputable real estate agent.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

I'd say the quality of leads vs other online sources has been and still is pretty good.
