I plan on using a property management company in order to keep the property in order until I move (eventually I want to bring property managers under my own business entity to focus only on my properties).

Or could another broker at my company list and get paid commission so long as the company doesn't retain any profits and just acts as a pass-through entity to pay the other broker?

What I am unsure about is if the whole 60-40 rule around payroll deduction vs owner distributions within an S-Corp can still apply in this situation if the filing entity will only be the S-Corp but the payments are made out of LLC #1, the disregarded entity owned wholly by the S-Corp.
