If you look in the inland empire things are much cheaper but do not sell for as much when rehabbed either. 

We have a rental property in the Inland Empire in So Cal and the tenant living there was getting very high water bills for the past few months.

No sense scurrying around while they sit back and tell you no.What's important to me is high deductible, I almost never have claims unless their catastrophic (knock on wood) and a high Personal Liability (seems the difference between $1M and $5M is nothing to a jury but it could prove fatal to a high rollers empire, like yours:-)

While no statistics that I know of are available, from empirical evidence I believe that 80% of syndication attempts of first time syndicators fail out of the gate, with the potential syndicator never achieving a professional type syndication.To help the syndication become a success, the syndicator, at least in the first 5 or so syndications, will need to invest his own capital on the same basis as he’s offering investors.

Hopefully that and some much much more solid defense will be enough to top the Evil Empire.
