I liken it to Bitcoin in 2017, when the success and get rich quick stories started to become mainstream knowledge, but there was still  big profits to be made for those who took action.

all of these investments are long term.. if your going to play the ups and downs then it needs to be your day job and or like some guys i know that are micro traders and sit at there computer making 10 to 15 minutes trades.. to me its way to boring. 

We all should have bought bitcoin in 2010 when it first came out...The thing is that you're at 2.75%.

There are probably other variables I would add (5 year GDP, crime stats, sports teams, number of Targets/Walmarts, number of Whole Foods/Trader Joe's, Fortune 1000 Companies, major universities, last 5 years of population growth, price/income, price/rent) and also add a weighting system, but I think it's a good start.I'm making my own spreadsheet for this purpose.Search market analysis here on BP for other helpful forums.
