I have seen most of these loans  from Chase, Bank of Amer, Wells, etc being sold to Nation Star and other lower less known Mortgage companies.

Yes I am the guy who aims for the stars in all that I do.

What I mean is that if you are sure you can make a 20% return then shoot for that, dont shoot for the 35% that  if the stars align and a lunar eclipse happens on the right day as well you might get.

Unless this is a rock star location you can't find anywhere else I don't see what the value is here.

Most high end stars have spent atleast 30k in clothing why not invest in a property? 

Availability of NPN 2nds over next 3-5 years is a factor because I can't compete with Oak Hill and buy $659 million from Freddie Mac at .76 UBP or Lone Star Funds-John Grayken, paid almost 66 cents per dollar of unpaid balance at the June HUD auction, winning bids on all 16 loan pools of NPN 1st's.

The A class communities or four stars park rating are the really high desirable parts of town and its going to have a lot of extra amenities to it and the landscaping is going to be over the top because people have more money than they know what to do with.
