Remember you have a duty to be an expert where you assist people...no matter if that is Washington or somewhere else. 

My fiduciary duty is always to the seller, any unrepresented buyer is just my customer (I owe them honesty, etc, but there is no fiduciary relationship).

Has anyone been through the experience of taking over a property and having to remove a tenant to fulfill the duties of the requirements loan?

Clearly write (can't stress this enough) write down your partnership agreement which outlines all duties that will be divided between both of you.

It is the listing agents duty to maximize their clients’ bottom line, so damn right I’m going to let everyone know who has showed interest there is an offer before it sells at a discount. 

, but whatever amount it is, I feel it is my duty to keep it invested in a way to absolutely protect the principle, and only use cash flow (rather than equity) toward my own other investing.

So far, the “referred” people/co have been new trying to break in, or are trying to practice real estate on the side.It seems like 1) they can’t focus on the PM duties, 2) or they’re trying to get a piece of the pie, or 3) they are bringing in other non-PM people to work.This past week was rough.
