We  dont know if we are closing on the 1st of the month or the 30th of the month so we don't know if we are collecting 1 day of interest or 30 days of interest. 

You pay a bit more, but you get exactly what you want and don't have to worry about maintenance for a while which is obviously a savings.I live in the Woodlands, so considering the location of my home and rental property, I'd ideally like to build this in the area of The Woodlands, Conroe, Spring, Tomball, Klein, or Cypress. 

Keep in mind these are duplexes so double kitchens, appliances, hvacs ect.... greater cost than a single family. 

Yes, it's under rehab right now so difficult to say.

But I'm not familiar with this particular firm, so maybe  I am wrong, and they are unicorns.

My goal would be to purchase the property, make cosmetic upgrades to the lower unit (3BR/1BA) and get that rented out ASAP so I can get some income going while I finish up larger projects like the roof and upgrading the upper unit. 

Money has to come from somewhere so where will it come from.issue will be if they increase sales tax it will be regressive tax as those who rent and don't own and have low wages will still pay more for everything.

The  portfolio stuff does not so they make the rules up as they go along, but those loans comprise less than 10% of all loans.

The caveat is my mortgage is $3,100/mo and the comps in my area are renting ~$2,800/mo, so it's not going to cashflow, especially when accounting for management, vacancy, maintenance, etc.
