Why don't the banks simply charge a higher interest rate to secure the business and cover themselves?

I’d conclude that a MTR is a unique market itself, sufficiently different from convention LTR and from STR market to merit it’s own category.  

Here's why this happens:The ARR is simply the average of the annual returns, without considering the actual capital invested or how much money is lost or gained over time.

They also act like the ARV is the same as what a property would fetch on the open market.This simply isn't the case in markets like Detroit.

Many thanks in advance,Victor Talking with my friends contractors in the area... some of this contractor offered very low price for their projects betting to build many units and market changed and they simply started to file bankruptcy... when comparing cost it's common you will find higher costs ... been in this market last few years, houses will start to move again in the next months in a normal cycle (not pandemic cycle) , if you're goal is getting long term rental in place for delay gratification...

Soo in the class I am reviewing they are teaching us to undercut deals brought by brokers, but once we refi a property and pay off our partners wouldn’t we simply become the very targets that we were after 5 years ago?
