They said they'd accept a 6 month term instead, but they're not being very forthcoming about what their sales record has been (I asked for the last 12 months just to get an idea, but they ignored the question :( ) and I'm getting a not-so-great feeling about working with them....The home is 2-stories, attached garage, 4bd 3ba, 2269 sqft and sits on a corner lot with a huge backyard (lot is approx .13 acres or 5662.8 sqft).

In both investing endeavors, I am open to partnerships/joint ventures.On top of buy & hold properties, I am also looking to step into the flipping space, as well as expand my knowledge on mid-term rentals (which is lacking in our Central Ohio market).

Some areas worth looking into:Centrally located neighborhoods like Alhambra and parts of Maryvale still have affordable properties with strong rental demand.West Phoenix (Tolleson, Avondale, parts of Glendale) offers good price points with room for appreciation.South Phoenix is seeing a lot of development and has solid long-term potential.Mesa and pockets of the East Valley can work, especially if you find something that needs light rehab but has strong rental demand.It’s definitely tough to get both cash flow and appreciation in today’s market, but if you’re strategic with your buy, rehab, and financing, BRRRR is still doable in Phoenix.
