When you have these issues you can shave and stain and glue and hammer to get it serviceable, I'd just replace it.

You could go get yourself a conventional loan with 20% down and (provided your credit is good, etc) shave at least 1.5 points off that interest rate on a 30 year loan (and do even better with a shorter amortization).

I just thought of this amazing new flavor for ice cream, I call it Vanilla...Reason you don't hear anyone talking about this is because it is pretty much the most straight forward introductory path to rehabbing.As pointed out if you truly don't have any more money than fronting the $1,000 EMD then you might have trouble getting funding.
