The STR deal could be the best option if I understand your situation correctly, except I would probably do this as a cash-out refi and just use the combination of booking history + AirDNA projected income to qualify (if not operated as a STR for a year).

The answer is a combination of knowing the numbers, your projections of those numbers in the future, and your confidence in your ability to do the analysis. 

Which also by the way my preferred lender doesn't charge for the appraisal until closing and no charge for it unless the deal closes, but I think that is somewhat rare. 

Combined with an additional pledge on the newly purchase 6-plex and your lender is in a much better position than the 100% financing. 

You had better be on call 24/7 as your tenants will likely rarely sleep and will be digging holes in the walls looking for FBI cameras and copper wire to sell!     

I dont have much specific advice to help you with this one as it appears you may have just blindly trusted the system you bought into and now find yourself in a pickle.with these types of assets it rarely gets better so careful throwing good money after bad.U may need to just liquidate and and regroup.I dont suppose the company you paid for all this education and system is stepping up for you hear in a financial way ??
