Hello Sean, It can be very difficult to monitor lawn care and snow removal at a duplex when the tenants are responsible for it, typically landlords provide it + water and the rental rate can reflect that.

I would talk with your accountant now Work with them to establish the business/personal use of the property now...so that as your tracking through the year the numbers are fairly well reflective to what you'll see at tax time.

That $21k NOI divided by the asking price gets to the posted 7.64 cap.For listed expenses, the total operating expenses ($8,965) only reflects the 2 entered numbers, HOA ($7,800) and property taxes ($1,165).

From my assessment, they really do not have domain expertise- i.e. they don't know what it's like to manage STR's so the software reflects it.
