All I want is a balanced market (probably asking too much) where there are some opportunities for fair deals as opposed to the current stupidity I am encountering daily in the trenches. 

My monthly payment will increase another 600/month but I would build about 15k/year equity as opposed to 4k/year.  

How much more can you get for say a 3 BR House if rented by the room as opposed to renting the entire house?

Management can run about +/-20% for short term rentals in the area, but they will take care of everything for you, so it may be worth it as opposed to trying to manage it from afar.I currently have a unit on the market that is in the Miramar Beach area.
