Unless they're collecting a fee from the tenant/buyer on top of that, but, damn that's a lot of money for a T/B to come up with.I do these occasionally with FSBOs who are having trouble selling but can't give me a low enough price.

I do think that you may be able to receive an overall higher return in another market, I feel there is substantial value in knowing the area, being able to swing by the property if needed (managing the property managers is more work than one might think and necessitate an occasional visit on your own even with a manager), and investing with little turnover/vacancy. $160k for 6 units at $500 a unit would be an excellent property but only if there is little turnover and it is in a decent area.

Not saying that will get you out of trouble but it will help as you're building your case if there is black mold. virtually every rehab homes has black mold in it.. .. we just spray it with Clorox and call it a day.. but I get it .. there are different kinds and I guess the wrong kind can make you sick.. boy you should see some of the homes we go into IE hoarder homes they look like full blown petre dish's mold of every variety and they seem to be OK..

Not that things always work out the way they should, but just saying that I am optimistic that this in conjunction with the mayor's seemingly persistent efforts at drawing attention to the matter brings about better conditions for improvement than ever before.All of that said, assuming you are comfortable with the potential implications of occasional pollution issues (as I am), Imperial Beach has tremendous room for growth.

No doubt its all fake....I will occasionally watch just to get some creative design ideas and latest trends in remodels etcRenovation Realities...... the one where homeowners do tjheir own remodels in the best one !!
