This is going to sound weird, but make sure you have carbon monoxide detectors in the house. 

I use them in all my properties along with the smoke detectors they make.

So it looks like the auction was held 6 months and 1 week after the foreclosure motion. 

You could install leak detectors and actuated shut off valves to handle the flooding.

You need to make sure regular maintenance has been taken care of such as batteries in smoke detectors, outside hose bibs are turned off in the winter and air filter has been changed. 

Those thoughts and beliefs are dictating your actions and behaviors constantly, those actions and behaviors you take put various causes in motion, which have various effects that you see in your physical reality that you've created.

What has to be done first to set this in motion?

you are not part of the case....you could possibly file motion to intervene, have a judge listen to you and allow you to move along with your plan... to me there are a lot of unknown...dont have that much gamble in me ...

Was told that it was a motion to file injunction, no court order yet, and title company made the literal last second decision to not record deed....probably had nothing to do with the fact we have title insurance, lol.
