He gives realistic no fluff advice for those starting out and of course that's a huge part of BP audience not the guru's or the guys at are at the top already or say they are.. but real advice on how to work in a local market and do the things it takes to get there and how long it generally will take a person if they are dedicated extremely focused on the goal as Steve and his family were. 

And I run a MTR myself, do you generally used furnished finder or AirBnB?

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

With the newer 5% down conventional loan for owner-occupied multifamily option, I generally advise people to start analyzing from there if they want to house hack a multifamily with minimal down.  

In general, Kansas is more of a bedroom community and Missouri has arts, culture, and dense urban areas.

Tornado, wind, hail, flooding if in a low spot, general weather related.

c) how can I get better at marketing (in general) & marketing for Sellers any suggestions would be helpful.The current changes in CL doesn't really bother me to much, I just want to know if I'm waiting my time?
