I tend to have an easier/faster time renting my 2 bedroom units than the larger ones. 

I imagine a lot split would also significantly increase cost of utilities as now I would have 3 hookups in that scenario.I am also concerned what would happen to that sweet 3.25% 30 year fixed mortgage I have, which I don't want to create any risk over in the slightest.Any advice on how to frame my counter arguments would be incredibly appreciated.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

Hans - trying to find a perfect BRRRR in B class that cashflows well as an LTR right now is incredibly difficult with interest rates.

It’s typically less risky and easier to manage compared to a fix-and-flip or mid-term rental, especially if it’s your first time dealing with property management and rehabs.
