Generally the seller and buyer sign a form acknowledging the procedure and agreeing any difference between what was collected and what is owed will be settled between then and is not the responsibility of the settlement agent.

The reason I recommend going with someone with experience in that state is because, procedurally, the acquisition process/timeline varies from state to state and sometimes, county to county - e.g. appraisal timeline, inspection periods, title review timeline, projected closing timeline etc.All the best!

They try to help military buyers pay little to no closing costs, and have a network of agents and lenders that they connect you with, so I feel like they know the VA Loan procedures, but just now learning that asking for closing costs to be paid by buyer in this market is not best move.
