I strongly suggest you stop, and get a team around you, or it will not end well. 

Make offers, then when someone says they will consider Creative Finance, that's when you make the suggestion.

The sooner you regain control, prove that you fully intend to enforce the terms of your lease, and that you will not be 'played' by their recall of events or documents, the more effective this action will be.  

That being said, I’m open to suggestions and input from more experienced investors. 

What other loans might you suggest for House hacking? 

My thinking is that by renting to a residential care facility I can effectively utilize all the space, earn above market rent, and help provide a needed service, while avoiding tenant parking jams. 

I would suggest you do some soul searching before you make and decisions to sell.
