Two of the shower curtain tension rods were just plain missing and they had all ripped up the paint quite badly, so I decided to replace them with permanently installed shower curtain rods, and then I provided liners (in tan, not white, for longevity) that I affixed to the wall with velcro to lessen the oversplash damage, which came to about $28 per bathroom with tax, including the dollar store shower curtain rings.

I don't think my strategy was to be my own gentrification machine; more important to me was that I bought houses in the geographic area I thought had the best long-term outlook, combined with ease of self-management and homes that fit my preferred tenant base.

Lack of underlying soil conditions like you see in Texas  IE foudations going wonky and requiring on going maintance that can be expensive.5. at that price point you get the best qualified renters not the bottom 1/2 of renter pool you get the top half.5. newer construction  Stucco tile roofs etc   compared to 40 to 100 year old homes in other markets that need greater care to keep functional. 6. ease of getting there direct flights to many places a lot of areas in the mid west you have to connect.. thats an issue at least for me.7. things to do..
