Hi Blake, My company manages properties for others in New London (and the surrounding area), specifically single-family and small to mid-sized multifamily properties.

Ingress and Egress and drive thru capability are a must have. 

I'm curious if anyone has experience with how developments like these affect surrounding communities, particularly in terms of rental investment opportunities. 

I’ve found a distressed property while driving & I want to contact the owner but they are not living in the property.

To afford pay-by-the-night rooms (room rates are up 37% since 2021), some evicted renters scrape together extra money, sometimes for only $2 an order, driving for apps like Grubhub or DoorDash—essential jobs in the eviction economy.

I like the town and see the potential in the city and surrounding areas.

That being said, I don't believe wholesaling is legal in every state so understanding laws surrounding that before you jump in will be important.There are definitely a lot of bad wholesalers out there!

For example, you can ping Zillow APIs for rent information in the surrounding area. 

But the way I see it is that, in general, someone who is new to the business and is looking to break in and grow will have barriers that can likely drive them out of REI.If it were up to me, I would just let the market dictate the rents and it will find equilibrium on its own.
