I specifically went Laptop to assist in evaluating properties non-local to me.My requirements were:access to send/recv emailaccess to send/recv faxesobvious need for an Internet connectionand I wanted all my documents available (today the Cloud fills this need)I disdain attempting to write documents on a mobile device of any description - - imo, it's just not practical - - yeah I know there's the virtual KB, but being a touch typist myself, mobile devices are only fit for pick-n-poke at best.There are TWO tricky issues for email and faxing.

What happens if a previous owner's mother lived in the building and special accommodations were made for her ( a chair life perhaps) that became unnecessary when I bought the building and I chose to no longer maintain and a long term tenant now needs such a device?

Tenant may be able to keep drains clean and clear with regular maintenance by pouring down the drain a quarter cup of baking soda followed by a half cup of vinegar.If there is a minor clog in the p-trap (the curved portion) of the pipe under the sink, Tenant may disconnect the pipe, clear the pipe manually, and reconnect the pipe to clear the clog or may call Landlord for assistance.HOME DECORATING.Pictures and shelving may be attached only to drywall walls, using approved hanging devices.Approved hanging devices, such as picture hooks, are available from Landlord at no extra charge.Walls must be returned to their original condition upon end of tenancy.Tenant agrees not to pierce any brick, masonry, woodwork, cabinet or door with nails, screws or any hanging device, as doing so may cause damage beyond repair.Painting is not allowed without prior written consent of Landlord.Holiday decorative lights may be used if they are in good condition, used according to manufacturer instructions, installed at a safe distance from flammable objects, and used in a safe manner, taking caution not to overload electrical circuits.

All contracts, options, or other devices not based upon a substantial consideration, or that are otherwise employed to permit an unlicensed person to sell, lease, or let real estate, the beneficial title to which has not, in good faith, passed to such party for a substantial consideration, are hereby declared void and ineffective in all cases, suits, or proceedings had or taken under this chapter; however, this section shall not apply to irrevocable gifts, to unconditional contracts to purchase, or to options based upon a substantial consideration actually paid and not subject to any agreements to return or right of return reserved.NOTE: contracts not based on substantial consider,otherwise employed to permit an unlicensed person.....this means most of the unlicensed brokers in FL are indeed violating FL law.
