Both can be true.I understand the need of emphasizing the business side of things, but I feel like the way to do this shouldn't be to take shortcuts that don't necessarily match reality and are, to an extent, dehumanizing.

If you say the most you can get is 25k, then you really need a lender who will go maybe 85% possibly 90% on the front leverage and you'd have to be in a market where the sale price is under 100k.Lots of times the starting capital of the investor does not match with their home market.

They can ask you to serve notice so one unit (or both) are vacant at the time of possession, but if you agree to that make sure you have a large deposit and some of that is not refundable if the buyer backs out as you will need it to cover the lost rent.

There was a direct deposit on same day as the payment which would have made the balance enough to cover the rent payment.
