As an investor, I've been looking for that area on the North Coast and in conclusion needs more time to be developed ( so there is no guarantee you will have a good ROI due the location )You don't have the same appreciation to get equity and the ROI is not the same there is a reason why is cheaper than other areas. also, the cheapest areas are not the best for us as investors I am not saying that has to be expensive but has to be in balance do you have diligence in analyzing some deals I recommend Santos Domingo for short/long term rentals Punta Cana and Bayahibe too for now

not in any market. there are DSCR loan coverage on plenty of deals. we build ground up I could send you a lenders underwriting of the triplex we build here that someone can get a full return of capital on within 8 months. that's in columbus. maybe not buying existing, just change your strategy. open your mined. go to some conferences. don't buy in bad locations. we are doing deals within 1 mile of the urban core of columbus all day long. land here is a buyer's market there's more than 6 months supply and it's 22 times cheaper than land in miami fl where I also do deals in.

I meet investors here and we talk about both markets for ground up construction and columbus tends to be preferred. land is about 20x cheaper for smaller plots. there are a ton of options though I could discuss. even 4 units are tough it's really tough to get the numbers to work unless you buy land and develop. we need at least 60 units to get those numbers to work

Debt will eventually be cheaper most likely, and you can be opportunistic about refinancing or paying it down.
