Had a 6 unit under contract last month actually with another BiggerPockets member would of been a cool deal but the stairs were totally shot and we broke contract.

We were mistakenly given an upstairs unit one time immediately after I had a baby (she was like two weeks old, and our fourth child so we had an 18mo also, and the concrete stairs gave me the absolute worst anxiety) so I agree that a three story walkup won’t be agreeable to her after a few months and she might want to leave anyway. 

Needs minor repairs to basement, garage, cement work, and internal updates.

I'm not seeing any high end finishes in these.That’s what I am seeing in most areas all in including drawings, Enginering, surveys, permits, inspections, tap fees, utilities, site work, temp power and temo toilet, trash and sweep outs, Fiber cement siding like hardy plank, architectural shingles or better, hardwood, ceramic tile, granite countertops, upgraded appliances and cabinets, upgraded light fixtures plumbing fixtures.

We sprinklered the whole building which allowed us to remove the rear egress stairs, which allowed us to pick up an additional 60-70 sq. ft. per unit which became the en suite bath and walk in closet for the Master BR.

We sometimes have practical questions and reminders for them, for example, "How do you propose your old dog will do climbing all those stairs every day?"

One of the things is climbing stairs, something I wont be able to do for a while.
